   Built in 1936, The HELEN MAR overlooks the Atlantic from its seven-story perch on Lake Pancoast, a winding manmade canal at the tip of the Intracoastal Waterway on Collins Avenue.
   For two decades this historic art deco landmark was the winter home to Fifth Avenue’s idle rich who cavorted at the lavish Roney Plaza Hotel across the street.
   In the late ‘80s, “Chorus Line” producer Michael Harvey purchased and converted the building (then-called Pancoast Towers renting primarily to septegenarians) into the first luxury Art Deco condo in New South Beach.
    With a swimming pool set in a palm-lined garden and a footbridge leading to beach & boardwalk,
